For many years, the area surrounding King's Cross station in London was much neglected. As well as being a magnet for undesirable elements, it was home to some of the poorest in society who lived in varying degrees of squalor. King's Cross station itself was in desperate need of refurbishment, as was the general infrastructure of the area.

The King's Cross regeneration project has provided 50 new buildings and 1,900 new homes, of which 35% are dedicated to affordable housing. It has created 26 acres of new parks and open spaces, two new primary schools and 4,000 educational places for students and school pupils. It has fulfilled environmental and sustainable targets with 99% of heat demand met and 79% of power demand off-set by combined heat and power engines on site in the energy centre.
