Federated Hermes' specialist development arm, MEPC, has been selected as preferred development partner by Bolton Metropolitan Borough Council (‘Bolton Council’) for Crompton Place.

Federated Hermes today announced that its specialist development arm, MEPC has been selected as preferred development partner by Bolton Metropolitan Borough Council (‘Bolton Council’) for Crompton Place. This landmark mixed-use regeneration scheme will transform a 4-acre site in Bolton’s town centre from an underused retail block into a place‑based, future‑focused neighbourhood that reflects Bolton’s identity and supports the needs of current and future generations.


In partnership with Bolton Council, the Real Estate team at Federated Hermes will bring forward the redevelopment of the site with a focus on delivering in line with locally identified needs and supporting lasting economic and social activity in the town centre neighbourhood.


Drawing on their extensive expertise in developing long-term urban regeneration and placemaking projects, including NOMA in Manchester, Wellington Place in Leeds and Paradise in Birmingham, Federated Hermes will create a phased masterplan and an estate engagement strategy that are expected to deliver new homes, jobs and spaces for business and community engagement. Some key components of the currently proposed masterplan include:

 
• High‑quality new homes designed for modern living and integrated with public realm and green spaces.

• Complementary commercial uses, including a potential hotel, to strengthen town centre’s vibrancy, employment and local enterprise.

• Walkable, well‑connected streets and public spaces that encourage activity, interaction and accessibility.

• A meanwhile‑use strategy enabling early site activation and supporting local culture, community life and enterprise during phased delivery.

 
Looking beyond the development phase, the Real Estate team at Federated Hermes is committed to the long-term stewardship of Crompton Place, and will work alongside Bolton Council and other public sector partners to align long-term investment with local priorities to ensure the project continues to support a vibrant and resilient town centre following completion.
